Timing is extremely important in the real estate market.
The above graph illustrates the importance of placing your home on the market
at a realistic price and terms from the very beginning. A home attracts the
most excitement and interest from the real estate community and potential
buyers when it is first listed. When a home has been on the market for a long
time it becomes an aged listing and reflects questions like; “Why didn’t it
sell?” “Is there something wrong with it?” “Is it priced right?” etc.
The highest chance of a sale is when the home is new on the
market. Most buyers believe if a home is worth the price, it will sell quickly.
These are the homes they will want to see first.
