Condition:

When selling your home, it should be in the best possible condition. Remember that you are in competition with other homes in your area and price range. It’s extremely important your house stands out. It is important to take care of any repairs before putting the house on the market. Cosmetics are a key factor in selling your home. Look for the obvious. Things like chipped paint, dirty carpets, leaking faucets, dirty window etc. Also keep in mind that men and women look at homes differently. Women tend to look at the kitchen and baths, while men tend to take notice of garages, storage areas, landscaping and operating systems. Little things like cleaning your furnace and water heater could make a significant difference. Organize closets, storage rooms and garages. It is also wise to store or dispose of items you don’t use on a regular basis. The goal is to increase the perception of size.

Curb appeal is one of the most important factors. We’ve all used the term “First impressions are lasting impressions”. This is one place you can really make a difference without costing money. Make sure your lawn is mowed; weed free and in the best possible condition. Make sure the trees and bushes are neatly trimmed and the driveway, gutters and sidewalks are clean and free of debris. Pricing:

Pricing your home very important. Statistics show, owners who over price their properties, actually lose money. Over priced properties normally stay on the market longer than those priced competitively to begin with.
Example: If it takes 12 months to sell your home and your mortgage payment is $700.00 per month, the total payments would be $8,400.00. If the house is priced competitively and takes 90 days to sell, your cost would be $2,100.00. In this example, you would save $6,300.00. In addition, the maintenance and utility savings could be substantial.

Make your home easy to show! You never know when the right buyer may come along. You need to show the home or property to sell it. Having your home on a lock box system makes it much easier to show. If valuables such as jewelry or money are a concern they should be stored in a safety deposit box. If you have animals make sure they are contained or out of the way. I love dogs and cats but many people don’t. They can be a nuisance and in some cases dangerous.
